	Jeremy J. Kox Landscape Architecture, LLC offers two design fee options. 
	The first is a standard, itemized “time and materials” option in 
	which the client is billed an hourly fee for all work performed. 
	Our second option is a percentage based fee that charges a flat rate 
	for all the standard design elements, giving the client a fixed design cost.

	Our percent based option 
	includes all meetings, telephone conferences, design fees, equipment and 
	printing fees and expenses for projects located within 60 miles of our 
	office.  Projects located outside 
	of this parameter will incur additional hourly travel fees and expenses as 
	listed in the “Time and Materials” section. 
	The client can chose a stand-alone design option or package it with 
	construction administration services for a nominal percentage.

	If a client chooses to manage their own project but, during the process, 
	changes their mind or requests a consultation, JJKLA, LLC will provide the 
	requested services at either T & M or percent based as is appropriate . 
	It is important to us that you will be completely satisfied with your 
	landscape project and we vow to be available to whatever extent you need to 
	ensure a successful, satisfying landscape experience!
	 
	  
	
	
	  
	DESIGN OPTION TWO: TIME 
	AND MATERIALS

        For the preliminary 
		residential design, 
        construction documents, bidding and construction document phases of the project, 
		JJKLA will invoice you at the billing rate (as listed above) for hours 
		worked up to the not-to-exceed parameters listed in your proposed, written design agreement. 
		There is great variety in overall budgets (based on your design 
		parameters), but a good rule of thumb for design fees is between 1-2% 
		of the home's value and an average of 8-12% for the overall landscape 
		budget.  (In other words, for a 2,000 square foot home, you should 
		allow a $2,000 design allowance and a $20,000 landscape construction 
		budget.) The average design fee 
	for preliminary master and planting plans of a 
	new, typical suburban lot is usually between 
		$1200 to $2500. Most landscape companies do 
	not 
	need more than these drawings to install your project.  If your project 
	requires construction documentation, construction management, and/or value 
	engineering, additional fees will be assessed. 
	The fees for these 
        other services vary considerably and JJKLA will propose them as continuing services 
        at the end of the preliminary design phase.  
         
        We work dilegently to keep your design fee competetive, maintaining
	service fees between 5% to 12% of the total construction budget.  If you're 
        trying to manage a strict budget, we will calculate your construction 
        budget using the following steps. First, we determine your overall 
        project budget, and then subtract my professional design fees as a 
	percent of the total. Next, we subtract state sales tax on the construction 
        funds only. The remaining funds available constitute your construction 
        budget. And as stated earlier... it is our number one priority to work 
	within your budget. 
	Prior to our 
	initial consultation, we require a 
	$250 non-refundable  
	
        deposit (collectable at our initial meeting) and, for our out-of-region clientele, all initial 
	meeting travel reimbursable expenses.   
	After our interview and programming phase, if you choose to proceed 
        with our design package, the fee will be credited toward your project
